Monday! Monday!

Listed a duplex this morning! It is a great investment!

Looked at a possible new listing in Mills. It is a cute house with a nice basement and garage close to the school.

Worked a bit on a short sale in Rawlins.

Went back and forth on some emails regarding a short sale closing this week with title and WCDA.

Emailed RD for a loan packet for a new client.

Followed up on the short sale on Trappers Trail. If you are looking for a good deal on a newer twin home make us any type of offer and we will see what the bank will say!

Didn't get any of my month end worked on at all!! Guess I will have to put my head down tomorrow and focus.

Pool tonight (8 ball league) My out for the week. Not a bad thing on a Monday after a lot of misc. shufflings!

Friday

Okay so yesterday I did a blog and it wouldn't upload.  So I will start over this morning. This has been one of these weeks that I have been busy all week and feel like I haven't done anything profitable. I did confirm 2 listings under contract yesterday so that was good.  Have been working on some of the things that we learned in seminars at the convention last week.  (Blogging) It is interesting to see how many of the local realtors are implementing different things from those same seminars and how different their interpretations of the same materials are.
Yesterday I had a 9 am Casper Board of Realtors meeting.  I am a new director to the board.  I offered to take on the Education chair.  I have gone to so many seminars in the last 2 years and have a lot of ideas for speakers. Don't know where that will go exactly but will let you know. Didn't get back to the office from that until 10:30.  Checked emails, answered emails, talked to a couple of roofers, let another agent know what was happening with the insurance on a roof for her buyers to contemplate and then it was lunch.  Shoot!  At 1 pm was the realtors tour of new homes.  There were 8 yesterday.  Check out Brenda Sanders Blog regarding the thoughts on those on tour. (www.brenda-sanders.blogspot.com) Didn't get back to the office until almost 3! Where did the day go.
Sometime in the morning I had to help the college boy figure out what he was supposed to do on his school loan papers.  Think we got that figured out.  If you have kids going to college make sure you get your FAFSA done early in the year and all the other paperwork in early. The program he was in ran out of money!
Talked to my youngest daughter in the afternoon.  She is mad at me so haven't talked to her in a week. Says she will come to dinner on Sunday. Spoke to the married daughter about some personal issues.  Told her that she is married now and she needs to discuss these with her husband!  I thought that was a good copout!  Other son was good until the call this morning.  He had some questions about a charge on his paycheck.  How would I know, call your boss!
Husband has been layed off since April 09.  He has been working on his own company and getting things going.  He finally got some orders put together last week and started working in the shop on one order.  Yahoo....now to bill out and hopefully get a check.  Someday right.....a girl can dream!
Oh read an interesting article about Devils Lake ND.  It is one of the largest land-locked lakes with no outlet and it is growing.  Has quadrupled in the last 10 or so years.  It was on Yahoo.  You should check it out.  They have some cool graphics too.  I lived in Minot for awhile and use to drive thru Devils Lake home to Goodridge MN.  The lake was right next to HWY 2.  I wonder if it has eaten up the road and they had to move it.  The article talks about 140 homes having to have been moved so far.  In the comments, there is someone who talks about that they don't think its bigger than it was in the 50's or 60's.  It has quadrupled since the height of the drought.  He says that the county allowed homes to be built in previous marsh or lake bottom area. It is an interesting take on county zoning and developer greed, I think. Anyway, you should google the article and read it.
Well had a listing appointment this morning.  Sounds like we will have that next week.  It is a duplex rental and will be about $115000.  CAP Rate is about 12%.  It will be a great buy.  Drop me a line if you are interested or know someone who might be. Talk to you later today.

So we spent most of last week at the state convention. (We meaning myself and my only agent, my buyers consultant). So today I started implementing things we learned.
